Airbnb updates

When Airbnb changes their rules, we update every listing within 48 hours.

Airbnb changes their search rules constantly. Big updates can push you from page one to page four overnight, or vice versa. We read every update, then adjust every listing we manage straight away.

The Summer 2026 update made Guest Favorites much more important, punishes slow replies harder, and changed how your listing shows up in search. Here's what changed and what we did:

1 Guest Favorites matter way more Listings above 4.85 stars now show up top. Below 4.85, you drop way down. Fixed
2 Different cover photo shows in search vs on your listing Airbnb now picks a different hero image for search cards than for your listing page. Old covers built for one place look wrong in the other. Fixed
3 First line of your description shows in search Search results now show the first 80 characters of your description. Most hosts' old first lines look broken. Fixed
4 Instant Book pushed higher Without Instant Book on, you lose visibility for last-minute bookings. Fixed
5 Verified Guests filter more prominent Loosening the filter for known-good guests gets you more bookings. We tune this per host. Fixed

How is this different from just using PriceLabs?
PriceLabs is one of the tools we use, the pricing tool, tuned by us every day. But price is only one of the roughly 74 things Airbnb checks about your listing. We also handle your reply times, your wording, chasing Guest Favorites, and reacting fast every time Airbnb changes their rules. Just running PriceLabs gets you about a third of the way there.
Do you take over my Airbnb account?
No. We come in as an invited co-host with only the access we need. You keep full ownership of your account and can remove us with one click. Nothing changes hands.
What if I already have a cleaner or property manager?
Perfect. They keep doing what they do, cleaning, restocking, handling guests when they arrive. We handle the money side: pricing, wording, chasing reviews, keeping up with Airbnb changes. Most of our best hosts already have a cleaner.
How long is the commitment?
Month to month. Cancel anytime with 14 days' notice. If we don't move your numbers in the first three months, you shouldn't be paying us, and that principle is built into how we charge. We'll walk you through the exact rate on the audit call.
Does my market qualify?
We check that for you in the free audit, we're looking for enough similar listings nearby and enough price movement to make a real difference to your earnings. Most city and coastal Airbnbs qualify. Some very seasonal or remote spots don't. Send us your listing and we'll tell you straight.
How fast will I see results?
You'll usually see more bookings within 2 to 4 weeks. Your nightly rate takes about 3 months to climb properly. Guest Favorites badges land around 60-90 days once your reviews cross the bar. Most hosts see their revenue change by month two.
